SMS Messaging Terms & Compliance

1. Program Description

This messaging program sends real estate–related service messages to consumers who submit their contact information through Century 21 Guardian Realty’s website at https://century21sells.com, affiliated agent-branded subdomains (including but not limited to https://peterspinella.century21sells.com), IDX registration pages, or scheduling forms, and who explicitly opt in to receive SMS notifications.

Opt-in is collected via web forms with a dedicated SMS consent checkbox that is not pre-checked.

Messages may include: Property inquiry responses, Listing updates, Appointment confirmations, Showing reminders, Home valuation updates, IDX registration follow-ups, Service-related communications, Messages are sent only after voluntary consent is provided.

Consent to receive SMS messages is not a condition of purchase or representation.

2. Cancellation Instructions

You can cancel the SMS service at any time. Simply text STOP to the number that sent you messages.

Upon sending STOP, you will receive confirmation of your unsubscribe status via SMS. After confirmation, you will no longer receive SMS messages unless you opt in again through one of our forms.

4. Carrier Liability

Wireless carriers are not liable for delayed or undelivered messages.

Message and data rates may apply for messages sent to you from us and to us from you. Message frequency varies based on your interactions with our services, property inquiries, and appointment activity.

For questions regarding your text or data plan, please contact your wireless provider.

6. Supported Carriers

Our SMS program supports major U.S. wireless carriers, including AT&T, Verizon, T-Mobile, Sprint, and most regional carriers.

7. Age Restriction

You must be at least 18 years old to participate in our SMS messaging program, or have the consent of a parent or legal guardian.
